OSMO is a commercial office building situated in the Nine Elms/Battersea district of London. Completed in 2024, it forms part of the wider urban regeneration of the Nine Elms area, which has undergone significant transformation with the arrival of technology firms, including Apple, as well as new retail, residential and leisure facilities.[1] The building is positioned between Vauxhall and Battersea Power Station.

History

The site was originally acquired by Royal Mail in 1973 and developed as an operations centre. Following the cessation of operations in 2012, a masterplan for redevelopment was initiated. In July 2019, Royal Mail agreed to sell a portion of this land, known as Plot A. The site was subsequently developed by Quadrant Estates with investment from AIMCo.[2]

Architecture and Sustainability

OSMO is designed as a net-zero carbon in-operation building and has received NABERS 5*, BREEAM Outstanding and SmartScore Platinum certifications.[3] The 13-storey structure encompasses approximately 166,000 sq ft of office space and 3,498 sq ft of ground-floor retail space.[4] The building’s architecture was undertaken by EPR Architects, with landscape architecture provided by Camlins. The design incorporates terraces on every level, a communal rooftop terrace and adaptable office space on the upper floors, alongside commercial and community space at ground level.[5]

Location

OSMO is located in one of Europe's largest regeneration areas, adjacent to the new Linear Park.[6] The building is close to both Battersea Power Station and Nine Elms underground stations.​[7]
