(also known as Annandale II) is a nonprofit mutual benefit corporation serving as the homeowners association (HOA) for the Annandale Townhomes community located in Agoura Hills, California. Established in 1972, the association is responsible for managing common areas, enforcing the covenants, conditions, and restrictions (CC&Rs), and overseeing financial and architectural compliance on behalf of the membership.[1][2][3]
Community Overview
[edit]The development spans approximately seven acres and consists of 292 townhome units. Floor plans typically include two- and three-bedroom configurations ranging from 921 to 1,241 square feet. Amenities include two swimming pools, landscaped common areas, a clubhouse facility, and an on-site management office. The development is located adjacent to Chumash Park, a municipal park managed by the City of Agoura Hills that offers open space, sports fields, and community programming.[4]
History
[edit]The development was built in the early 1970s by the Westminster Development Company through the consolidation of several parcels into a unified common interest development governed by a declaration of covenants.
Litigation
[edit]The association has been involved in multiple legal disputes concerning governance, procedural compliance, and member rights. Notable cases include:
- Kruschen v. Annandale Townhouse Association, Inc.' (2019–2020): A petition under Corporations Code § 7515 sought to reduce quorum requirements in the association’s bylaws. The court granted relief. This case was later referenced in policy discussions leading to the passage of Assembly Bill 1458 in 2023.[5][6][7]
- Kruschen v. Gittleman (2021–2022): A defamation action was filed against a former director, arising out of statements made in the course of Annandale Townhouse Association, Inc. governance. Judgment was entered for the plaintiff in August 2022.[8]
